Where the existing height falls short, underpinning or bench footings can recover enough headroom to make the suite viable, though it changes the cost and timeline meaningfully.

We design to Toronto's second suite requirements for fire separation, egress and parking, and manage the permit and inspection process so the finished unit is legal and insurable.

The original Scarborough bungalow layout was efficient but closed off — small separate kitchen, formal living room, little natural light past the front rooms. Opening the kitchen to the living or dining space with a properly engineered beam is our most common Scarborough project, alongside replacing original wiring and plumbing that is now well past its intended life.

For families needing more room without an income suite, a rear addition or full second-storey addition is realistic on most Scarborough lots and often cheaper than moving.
