Home Renovation in Scarborough

Scarborough's post-war bungalows were built plainly and solidly, and most of our work here is bringing them up to how families actually live now — open kitchens, finished basements, and legal basement suites that add real income.

Local knowledge

We know Scarborough houses

1950s–1960s post-war bungalows and side-splits across most of Scarborough, larger character homes near Guildwood and Cliffside overlooking the bluffs, and newer infill in Agincourt and Milliken.

Basement suites in post-war bungalows

Scarborough bungalow basements were rarely built with legal habitation in mind, so ceiling height, egress window size and separate service metering are the first things we check before pricing a suite. Where the existing height falls short, underpinning or bench footings can recover enough headroom to make the suite viable, though it changes the cost and timeline meaningfully.

We design to Toronto's second suite requirements for fire separation, egress and parking, and manage the permit and inspection process so the finished unit is legal and insurable.

Modernizing plain post-war layouts

The original Scarborough bungalow layout was efficient but closed off — small separate kitchen, formal living room, little natural light past the front rooms. Opening the kitchen to the living or dining space with a properly engineered beam is our most common Scarborough project, alongside replacing original wiring and plumbing that is now well past its intended life.

For families needing more room without an income suite, a rear addition or full second-storey addition is realistic on most Scarborough lots and often cheaper than moving.

Questions

Renovating in Scarborough

Can you build a legal basement suite in a Scarborough bungalow?

+

In most cases yes. We check ceiling height and egress first — underpinning can recover headroom where needed — then design to Toronto's second suite requirements and manage permits.

Do you renovate original post-war layouts in Scarborough?

+

Yes, opening up closed kitchens and living rooms with an engineered beam, plus replacing original wiring and plumbing, is one of our most common Scarborough scopes.

Can you add a second storey to a Scarborough bungalow?

+

On most lots yes, subject to the existing foundation and zoning. We assess feasibility before you commit to full drawings.
