Basement suites in post-war bungalows
Scarborough bungalow basements were rarely built with legal habitation in mind, so ceiling height, egress window size and separate service metering are the first things we check before pricing a suite. Where the existing height falls short, underpinning or bench footings can recover enough headroom to make the suite viable, though it changes the cost and timeline meaningfully.
We design to Toronto's second suite requirements for fire separation, egress and parking, and manage the permit and inspection process so the finished unit is legal and insurable.
Modernizing plain post-war layouts
