Every basement we finish starts with a moisture assessment. Grading, downspouts, weeping tile, cracks and window wells all get checked, because drywall over a wet wall is money set on fire.

Once the envelope is sound, we insulate and frame to current code and build a space that stays warm, dry and comfortable year-round.

Income suites, done legally

Rules for secondary suites differ from city to city across the GTA — ceiling heights, egress, fire separation and parking all matter. We design to the requirements of your municipality and pull the permits, so your suite is rentable and insurable, not a liability.

If income is the goal, we will tell you honestly whether your basement can support it before you spend on drawings.

How long does a basement renovation take?

A straightforward finish is 6 to 10 weeks. A legal suite with permits, egress windows and a full bathroom and kitchen typically runs 10 to 16 weeks.

My basement has had water in the past. Can it still be finished?

Usually yes, but only after the source is fixed. We identify whether it needs grading, drainage, crack injection or full waterproofing, and quote that separately and honestly.

Do I need a permit to finish a basement?

Yes in most GTA municipalities, and always for a secondary suite. We prepare the drawings, submit the application and manage the inspections.

Can you add a bathroom if the drain is above the floor?

Yes — either by breaking the slab to tie into the existing drain, or with an up-flush system when that is the smarter call.
